Parking structures don't fail overnight. They deteriorate gradually, and the warning signs are usually there long before a problem becomes critical.
Here are five solutions we recommend to help keep your parking structure in good shape.
But First, a Word on Local Law 126: NYC's Answer to Failing Parking Structures
NYC Local Law 126 requires regular inspections of parking structures to ensure public safety. The law came about because the city recognized that early detection of structural issues prevents costly failures and keeps people safe.
If you own or manage a parking structure in NYC, chances are you already know about Local Law 126. But what a lot of owners don't realize is how much cheaper it is to stay ahead of the law than to react to it. Getting flagged during an inspection means working on someone else's clock (often at a premium), and usually with more scope than you'd have had if you addressed problems earlier.
Our advice? Address maintenance proactively before small problems turn into major repairs.
Proactive Maintenance Just Makes Financial Sense
Think of parking garage maintenance like any other preventive care. A small crack might cost a few hundred dollars to seal today. Left untreated, water seeps in, reaches the rebar, causes corrosion, and leads to concrete spalling. What started as a minor repair can quickly escalate into six-figure structural work.
Prevention consistently costs less than repair, and the key is to address issues while they're still manageable.
Five Solutions That Protect Your Parking Structure
1. Neogard Traffic Coatings

Parking decks take a beating. Vehicle traffic, oil drips, de-icing salts in the winter, and freeze/thaw cycles grinding away at the concrete. Without a coating, all of that eventually works its way down to the rebar, and once rebar starts going, you're in trouble.
A good traffic coating keeps water and chlorides out, bridges small cracks, and extends the life of your deck. For most NYC jobs, we point people to Auto-Gard FC (or Auto-Gard FC T if you want built-in texture). 2. USCP Concrete Repair

Spalling, scaling, and delamination are clear signs that your concrete is failing. Unfortunately, if you're seeing any of that, it's only going to get worse.
The good news is that concrete repair products have come a long way. USCP makes high-performance concretes, repair mortars, grouts, and shotcretes specifically for commercial structures like parking garages. Whether you're dealing with a handful of surface spalls or something more structural, there's a product built for it. The trick is picking the right one for the conditions, and that's where we can help.
For full-depth deck repairs, Deck Mix AE is a popular choice. It's a single-component, shrinkage-compensated concrete mix with air entrainment for freeze/thaw resistance and an integral corrosion inhibitor built right in to protect the rebar. Crews just add water on site, place it by hand or pump, and it bonds well to existing concrete. It's a trusted choice for parking decks, balconies, and elevated structures.
3. ADCOS Injection Grouting

Below-grade leaks are sneaky. They usually start as a damp spot or a slow drip, and by the time anyone takes them seriously, water has been working on the structure from the inside for months.
Injection grouting stops leaks at the source - without the need for excavation. ADCOS injection resins are pumped directly into cracks and voids where water enters, sealing them off from the inside out. No digging required.
For parking structures with fine cracks and hard-to-reach leaks, we often recommend ACRYLINJECT AC FLEX. It's a two-component acrylate injection resin with a viscosity close to water, which means it can travel into hairline cracks that thicker resins can't penetrate. It cures flexible, so it holds up in cracks that still see some movement. With its low viscosity, long reach, and flexible cure, it's a good fit for a lot of what you run into in older NYC parking structures.
4. MM Systems Expansion Joints

All structures move, and parking decks are no exception. Your structure expands and contracts constantly due to temperature changes, settling, and vehicle loads. Expansion joints are what accommodate this movement and help to prevent structural damage.
When joints fail, water starts getting through, and everything downstream gets worse. MM Systems provides joint sealing systems specifically for the heavy-duty demands of parking structures, which is a very different application than, say, a sidewalk expansion joint. They offer options for everything from standard deck joints to seismic and high-movement conditions, and we can help you match the system to your specific job.
5. Tenon/Conproco ECB Corrosion Inhibitor

Rebar corrosion is one of the most common causes of parking structure deterioration. Once it starts, it progresses rapidly. Corrosion inhibitors protect the steel reinforcement, preventing the electrochemical reactions that cause rust and structural damage.
Tenon/Conproco's ECB is one we recommend. It's a water-based, single-component anti-corrosion coating that works as both a barrier and a bonding primer. Just brush or spray it directly onto the exposed rebar during concrete repair, and it prevents the ion transfer that causes rust. The bright orange color makes it easy to spot what areas have been covered. It's also low odor, non-flammable, and has a long open-time (up to 30 days on steel, 5 days on concrete), which gives crews plenty of flexibility between application and patching.
